I studied the penthouse market in Dubai and realized that the advice is often completely contradictory. Some sources recommend buying only in established areas, such as Downtown, while others actively promote new projects on the waterfront. The main contradiction is whether the premium space in an established area outweighs the lower price in a developing area.

Three years into owning in a mature district and the rental yield has stayed around 6 percent without much effort. Newer zones can look tempting on paper, but the demand there takes time to build. For a pure investment angle, the established address wins for me.

I can say there's no single answer here, as calculations depend on the length of ownership. Penthouses in existing complexes are delivered faster than those under construction, but in Dubai, the price difference at launch can be 20 percent or more.
